French Leasebacks & Investment


The tourist leaseback system was introduced by the French government in 1976 to enhance the tourist industry in different parts of France and are an increasingly popular choice for investors.

France´s Leaseback property system, established 30 years ago to boost tourism across France, offers investors guaranteed rental income, increased regularly with inflation (as measured by the "indice du coût de construction"). There is often an option to include several weeks a year for personal occupation.

The French government will refund 100% of the VAT, a saving of 19.6 %, on the initial price of a newly built freehold property, fully furbished and equipped, ready to be let.

The personal use varies according to each development. The management company looks after all aspects of the rental :

• finding tenants

• maintaining the properties in good condition

• replacing the furniture if damaged

• paying the investor their rental income (rental incomes are received quarterly or yearly)

at no cost to the investor.

• Notary fees vary between 2 and 4 % for the purchase of a new property (usually between 6-8% for a resale property)
